Tenant Build-Outs and Commercial Remodels

Build-outs are where a commercial electrician earns a general contractor's trust. A new salon, restaurant, medical suite, office or retail space needs a complete electrical plan executed in sequence with framing, mechanical, plumbing, drywall and finishes, and the inspector needs to sign off at rough and final without a re-inspection that pushes the opening date. Permits, Plan Review and the Jurisdictions of Tampa Bay

Commercial electrical work lives inside a permitting system that is more involved than residential, and knowing how each jurisdiction operates keeps projects on schedule. The City of Tampa, unincorporated Hillsborough County, Pasco, Pinellas, Polk and Manatee counties and the cities within them each run their own plan review, and most commercial build-outs require stamped electrical drawings, an energy code compliance form, and coordination with the fire marshal on exit and emergency lighting, fire alarm interfaces and occupancy requirements. We start that process at the beginning of a project rather than the end, because an opening date does not move for a transformer. Florida's Energy Conservation Code applies to most commercial remodels and requires lighting power density limits, occupancy sensors, daylight controls and automatic shutoff in many spaces.
