Why Tampa Bay Homes Outgrow Their Electrical Panels
A house built in Brandon or Town 'n' Country in 1978 was wired for a very different life. A 100 amp panel was generous back then: one central air system, an electric range, a water heater, a few window units and a television. Today that same home is running a larger air conditioner nine months of the year, a second refrigerator in the garage, a pool pump, an electric dryer, a tankless water heater, a home office full of electronics and, increasingly, a Level 2 EV charger pulling 40 amps all night. The panel never got the memo. The result is breakers that trip under normal use, lights that dim when the compressor kicks on, and a service that simply has no room for the next thing you want to add.

Federal Pacific, Zinsco, Challenger and Sylvania: The Panels Insurers Reject
If your panel says Federal Pacific, Stab-Lok, Zinsco, GTE-Sylvania or Challenger on the cover, you already have a reason to upgrade, regardless of amperage. Federal Pacific Stab-Lok breakers were installed in millions of homes from the 1950s through the 1980s, including a huge number across Tampa Bay, and independent testing found that a meaningful share of them fail to trip under overload. A breaker that does not trip lets a wire heat until the insulation fails. Zinsco panels have an aluminum bus that corrodes and lets breakers weld themselves in place. Challenger and Sylvania panels share design problems and are increasingly on insurer exclusion lists.
This is not a theoretical concern in Florida. Insurers here require a 4-point inspection on most homes older than about 20 years, and the electrical section specifically documents the panel brand. A Federal Pacific or Zinsco finding usually means a declined policy or a non-renewal letter until it is replaced. We see this constantly with buyers closing on homes in Seminole Heights, Temple Terrace, Largo and Lakeland, often with the closing date looming. What a Proper Panel Upgrade Includes
A panel upgrade done right is more than swapping a metal box. When Lightning Bay Electric upgrades a service, we evaluate the entire path from the utility connection to your branch circuits. That means the weatherhead and riser or the underground lateral, the meter base, the service entrance conductors, the main panel, the grounding electrode system, and the bonding of your water piping and gas line. In Tampa Bay we frequently find meter bases rusted through from humidity and salt air, service cables with sun-rotted insulation, ground rods that were never driven, and water bonds that were lost when a plumber switched the main to PEX.
Inside the new panel we install a main breaker sized to the service, copper bus where available, a properly torqued neutral and ground bar separation, and breakers matched to each circuit's wire size. Florida's current code requires arc-fault protection on most living-area circuits, GFCI protection in wet locations, and a surge protective device on the service, which is why a panel upgrade is also the ideal time to add whole-home surge protection. We label every breaker legibly, which sounds small until you are trying to shut off the right circuit at midnight.
Permits, TECO and Duke Energy, and How the Day Goes
Panel replacements in Hillsborough County, the City of Tampa, Pasco, Pinellas, Polk and Manatee all require an electrical permit and a final inspection. We pull that permit under our license, and we schedule the utility disconnect and reconnect with TECO or, in Pinellas and parts of Pasco, Duke Energy. The utility has to pull the meter so we can work on the service safely, and then re-energize after the inspector signs off or, in jurisdictions that allow it, after we certify the work. Coordinating that sequence is the part homeowners dread, and it is the part we handle for you.
On the day of the upgrade, plan on being without power for roughly four to eight hours. We start early, have the new panel and all materials staged, and work straight through. Keep the refrigerator and freezer closed and they will hold temperature fine. If someone in the home depends on powered medical equipment, tell us when you schedule and we will plan around it, including bringing a temporary generator if needed. When we leave, the old panel, the packaging and the dust leave with us, and you have a labeled panel, a permit record and a written warranty on our workmanship.
What a Panel Upgrade Costs in Tampa Bay
Honest numbers matter, so here they are. A straightforward 200 amp panel replacement in the Tampa area, where the meter base and service entrance are in good shape, generally runs between $2,500 and $5,000 including the panel, breakers, grounding upgrades, surge device, permit and inspection. When the meter base, riser and service entrance cable also need replacing, which is common on homes from the 1960s and 1970s and on anything near the coast, the total usually lands between $4,000 and $7,500. Upgrading from overhead to underground service, relocating the panel, or adding a large subpanel for a workshop or addition moves the number further.

A panel upgrade is the right time to think five or ten years ahead, because the cost of adding capacity later is always higher than building it in now. We start every upgrade with an NEC load calculation: the square footage lighting and receptacle load, the kitchen and laundry circuits, the air conditioner, water heater, range, dryer and pool equipment, and any fixed loads like a well pump or a spa. The calculation tells us whether 200 amps is comfortable or whether a large home with two air conditioners, a pool heater and an EV charger is better served by a 320 or 400 amp service. Most Tampa Bay single-family homes land comfortably at 200 amps, and we will tell you honestly if yours does.
Subpanels are the other tool for growth. A detached garage, a workshop, a pool equipment pad, a lanai kitchen or an addition is often best served by its own subpanel fed from the main, which keeps the branch circuits short, puts a disconnect where the load is, and leaves breaker spaces in the main panel free. We size the feeder and the subpanel for the real load and run it in conduit where it is exposed or underground. Inside the panel, a few details separate a careful upgrade from a quick one. Every breaker is sized to its wire, so a 20 amp breaker is never protecting 14 gauge wire. Double-tapped breakers, where two circuits share one breaker terminal, are corrected with proper tandem breakers or new circuits. The neutral and ground bars are separated as required, each conductor gets its own terminal, and everything is torqued to the manufacturer's specification with a calibrated torque screwdriver, which is a code requirement most homeowners have never heard of and most inspectors now check.
