Tenant Build-Outs and Commercial Remodels

Build-outs are where a commercial electrician earns a general contractor's trust. A new salon, restaurant, medical suite, office or retail space needs a complete electrical plan executed in sequence with framing, mechanical, plumbing, drywall and finishes, and the inspector needs to sign off at rough and final without a re-inspection that pushes the opening date. We take the electrical drawings, handle plan review comments and permitting with the City of Tampa, Hillsborough County or the relevant municipality, price the job in an itemized proposal, and coordinate daily with the superintendent so our rough-in is ready when the drywall crew shows up.

Restaurants deserve special mention because they are the most electrically demanding small commercial spaces we see. Walk-in coolers, reach-ins, fryers, ovens, hood systems, dish machines, ice makers and POS systems each need dedicated circuits sized to the equipment's nameplate, and the kitchen usually needs a subpanel of its own. Medical and dental offices have their own requirements for equipment circuits, isolated grounds and, in some cases, emergency power. We have done enough of each to anticipate what the inspector and the equipment vendor will each ask for. We also handle the low-voltage rough-in for data, phone, security and audio so the general contractor deals with one electrical sub instead of three, and we photograph every rough-in before the walls close.

Panel, Service and 3-Phase Upgrades for Growing Businesses

Many Tampa Bay commercial buildings, particularly the strip centers and light industrial spaces along Highway 301, Dale Mabry, US 19 and Highway 60, still run on the electrical service they were built with decades ago. When a new tenant brings in a commercial kitchen, a larger HVAC package, machinery or a bank of EV chargers, the existing service runs out of capacity. We perform load calculations, upgrade services and distribution panels, install 3-phase fused disconnects and feeders, and coordinate service changes with TECO or Duke Energy so the upgrade is engineered once and sized for the next tenant too. Commercial Lighting and LED Retrofits

Lighting is often the fastest payback in commercial electrical. Replacing fluorescent troffers and metal halide high-bays with LED cuts lighting energy by 50 to 70 percent, eliminates ballast replacements, and brightens the space. Parking lot and building exterior lighting retrofits improve safety and reduce maintenance calls, and occupancy sensors and daylight harvesting controls meet the Florida Energy Code requirements that apply to most commercial remodels. We design retrofits around your fixtures and ceiling type, handle any TECO commercial rebate paperwork that is available at the time, and schedule the work after hours when needed.

On the design side, we install the architectural and accent lighting that makes restaurants, bars, venues, salons and retail spaces feel the way their owners intended: recessed and track lighting, pendants, LED tape in coves and under bars, dimming systems and scene controls.
